Had to wash ceilings multiple times when I moved in; you thought you had cracked it but next day they were back ! No No No to gloss, you can get special stuff called, I think, Stain Stop from diy. Good luck !!!

'Wot' sorry to mention it but unless you 'clean' the nicotine stain by a good wash/scrub the stink/smell will stay forever and it will bleed through the emulsion.

I've never noticed it bleed through, (but then I am short sighted!)but if you think it might, could you afford to have the ceiling papered with lining paper?
or the whole room re-plastered?

No wonder smoking is called a"a filthy habit" I only gave it up in early January but didn't smoke indoors. I just asked the gardener for next door how much he'd charge for cutting my grass and after a while he said that he really wanted to hug me!! Can you believe that!! Could you get the ceiling re-skimmed while the wall is done? I remember Kirsty Allsop saying she had to resort to this in a house she once had.

Yes, it's a good solution....Another problem off my list. I suppose I was thinking of old ceilings that were papered but the ceilings here were replaced on a government Grant inn1982 with, like, plasterboard. As we're the walls upstairs, so realistically, it could all be reconfigured. I would absolutely love to have a bath here but that might mean sacrificing the second bedroom which would make the place less marketable. Oh!! I can't handle all this!!!

If it became a one bedroom house, it would be very nice .....bedroom measuring 15 x 11 feet, two windows overlooking farland and garden, little landing and very large bathroom.

Maybe it's time to get hair chopped off. I wouldn't mind being perused it the guys were half decent. Teeth, hair, height, nice eyes, very clean, gsoh, hardworking, domesticated, well read.
