My daughter bought a house that wasn't on the land registry - It was just under three years ago I think.
The sellers had the deeds and like other sales it was just registered at point of sale.
To encourage people to register, HM Land Registry offers a 25% discount on their registration fees for voluntary applications.
I'd probably do it as that will protect you ftom a fraudulent claim.
I've just looked it up and solicitors tend to charge £500 to £1000 apparently.
The land registry fees currently are:
Up to £80,000 - £30
£80,001 to £100,000 - £70
£100,001 to £200,000 - £170
£200,001 to £500,000 - £250
£500,001 to £1,000,000 - £495
Over £1,000,000 - £830
