Structural problems and insurance

Thank you MOnica That’s very useful information. We sold our house within a week but decided not to proceed with the original property. We did have other issues with it as well as the structural one.

The simplest way to deal with this is to go and speak to an insurance broker. They will have all this information at their finger tips.

I would also ask your solicitor to tell the sellers that you want them to take out an indemnity to reimburse you if the removal of the tree roots does later cause problems.

Solicitors love indemnity insurance (they get a cut. DD and DH & I have bothseperately moved house in the last year and we were both shelling out for indemnity insurance left right and centre. Indemnity insurance is a one off payment and the cost varies from £15 to £500 plus depending on the probability of the circumstance insured.

I would want chapter and verse what exactly was done, I would be surprised if the vendors would offer an unlimited indemnity on future faults but their insurance company might still be liable for future damage.

Thank you for the suggestions. Our house went on the market on Saturday with 15 viewings arranged so far. The house we are thinking of purchasing is subject to Probate.

If you have a proceedable offer on your home and in a position to offer on this house then ask the vendors who the insurers are and speak to the insurers.

If you are just for sale or not yet on the market then don’t waste peoples time.

That is true. It might be worth contacting the vendors insurance company and ask if they would insure you.

You can insist on the Vendors taking out Insurance to protect you when you buy, check with a Solicitor.
