Dorran Constructed Homes

Builders freuently do not have the expertise or knowledge to advise on specialist problems like this, nor do they know structural surveyors.

We live in a bog standard timber framed Listed Building, there are uite a number of them around. I have in the past few weeks being telling builders, why cement based products should not be used in houses like ours, especially cement render. We have to keep a hawk eye on all the work we are having done, just to ensure that inappropriate use of materials does not creep in.

That's much more succinct than AI.

Personally I'd contact a local builder or three to get some advice re possible costs etc, and the builder should be able to recommend a structural engineer should you have the funds to pursue repairs/rebuild. Always employ the engineer yourself (not through the builder).

There may be grants available, worth asking your local council.

OldFrill, whether Dorran or Dorman. The way ahead is the same. Get an accredited and experienced (in this type of housinf) surveyor and get a full assessment.

Once you know what the problems with your house are, and what work is needed and have a experienced surveyor who understand the problem. Then you can decide what the next step is

Without considerably more information it is really impossible to answer your uery

I googled Dorran Homes and AI gave me this
Dorran homes are a type of post-war prefabricated housing built in the UK between 1947 and the 1960s. Constructed from precast reinforced concrete (PRC) panels, they are known for structural issues like concrete degradation and steel tie corrosion, which often make them unmortgageable through standard lenders.

They seem to have been built mainly in Scotland. having found the data you did not give us, I would say the answer is relatively simple

AI tells me; you should find a suitable experienced survey
To find a surveyor who understands Dorman homes (like Dorman Long or Dorman prefabricated steel-framed houses), you need a Structural Engineer or Chartered Building Surveyor with expertise in non-traditional construction and system-built properties. Because these homes often contain specific structural or cladding issues, generalized surveyors are not always sufficient.

Again AI tells me

How to find to Find the Right Surveyor
1. Search Specialized RICS (Royal Institute of Chartered Surveyors) Directories. Many surveyors specialize in pre-fabricated or non-standard construction methods (like BISF, Dorman Long, etc.). You can locate these specialists via the RICS Firms Register. When reaching out, filter for Residential Surveys and specifically ask if they have handled Dorman Long or steel-framed non-traditional properties.

2. Seek Independent, Structural Engineers
If you suspect significant issues with the steel framework, you may need a Chartered Structural Engineer rather than just a Building Surveyor. You can find structural engineers experienced with historic and non-standard steel frames in your area on the Institution of Structural Engineers Directory.

Both these directories are available online.

AI seems to have got it's Dorran confused with Dorman.

If you're in Scotland OP any surveyor will be familiar with Dorran.

If you're living in a Dorran home damp will be your potential nightmare

If you're thinking of purchasing, don't.

You don’t say if you already live in a PRC house or are considering buying one. If it’s the latter, then I wouldn’t.
There are companies that specialise in remedial work and your best bet is to contact one of them to do a survey on the condition. The companies are easily found on the internet.

If anyone has any advice on what remedial actions can be taken to retain property integrity if the build becomes problematic can they post here or message me if preferred? Thank you.
