I rent my house through an agent. As far I as understand they should be my first point of contact regarding any problems with the house.
My landlord likes to arrange his own repairs rather than let the agent's contractors sort things out and phones me to tell me when they're coming etc. so I have his phone number.
Regardless of having his phone number I still go through the agent because I thought he paid them to deal with the day to day care of the property and me, as the tenant.
There is a long running problem with damp caused by the house next door (which he also owns) having been empty for at least the last 9 years (that's when I moved in). The landlord has had work done but tbh it won't be solved until he turns the heating on next door and warms the place through.
The boiler in this house has been broken for the last two weeks. I contacted the agent who in turn contacted the landlord. He has sent his preferred plumber several times. Each time the plumber 'repairs' the boiler. The system works for a couple of hours and then it breaks again. Each time I have phoned the agent to let them liaise with the landlord. The plumber is a pain. Not only has he not repaired the boiler but he comes when he feels like it and not when he says. For example yesterday he was supposed to come first thing in the morning. I missed an appointment so that we could stay in for him. He finally arrived about 5.30pm. After about 5 minutes he decided it was the pump and said he would come back first thing this morning.
It will come as no surprise to know that the plumber hasn't arrived.
After lunch the staircase wall and living room wall that join on to next door suddenly became wet to the touch. Thinking that there might be a big leak next door I phoned the agent so they contact the landlord and let him know that there might have a problem. Whilst on the phone the agent asked me if the boiler was sorted so I said it wasn't.
A few minutes later a very cross landlord phoned me to find out why I had been complaining to the agent. I said I hadn't complained but had asked them to let him know that the walls had suddenly got wet which suggests a problem next door. He then said that the plumber was in Sheffield and, if he gets back by 7pm, he'll come this evening to sort out the boiler. I have waited in on several occasions for this plumber who says he will come at one time then finally arrives when it suits him. The other day he actually walked into the house without even knocking. I told the landlord that imo the plumber was taking the mickey. Coming when he feels like it and not doing the job. Ooops .....big mistake.......turns out to be one of the landlord's bestest friends.
If you're a landlord do you prefer the tenant to contact you directly or go via your agent, if you use one. If you're a tenant how do you contact your landlord.

My landlord said he was thinking about changing the boiler in the next few months so I suggested he check to see if he could get a grant as I'm on disability benefits and get a small amount of housing benefit. This seemed to cheer him up.
