Help calm me. House buying and selling stress

Oh Shandy I have to admit to feeling a bit (happy) tearful for you! I think that we have all followed your story along this journey with all its ups and downs that we all feel the relief with you now that you have made it.
Just imagine the fun you will have making your new house into the home you have always wanted.
Animals will be at home wherever you are and I am sure you and they will be very happy.

It looks like I'm about to join this club of stressful house selling. I've had one valuation of our unusual property (which was higher than expected!) and tomorrow I'm getting a second opinion.

As many of you know, I live in an isolated property, two miles from anywhere. There are two bungalows - one is of non standard construction and there is planning permission for a one for one rebuild. The other is an annexe to the first but still a good sized one bedroomed bungalow. There is a large half acre garden with a one acre field adjoining. It's nearly two acres in total.

In addition there is a well equipped three bedroom mobile home which is ideal for living in while development is taking place.

I'm pinning my hopes on the fact that it might sell quickly because working from home is such a big thing now and people are keen to beat the stamp duty holiday deadline. The first agent was bowled over by the annexe because of its office potential.

I could do with a bit of luck so fingers crossed!

PS...I could also do with the money!

Thanks, Ellianne. It has occurred to me that not only have I never sold a property before, I've never bought one either.

Our first homes were tied farmhouses and when DH was made redundant in 1989 because the estate was sold, we were offered a two acre small holding as part of his redundancy. We snatched their hand off!!

So when I finally start house hunting it will be the first time, at the ripe old age of 73, I'll actually be choosing a home of my own.

It will definitely be in the Gosport/Alverstoke/Lee on Solent area as, much as I love East Anglia, I will need to spend my dotage nearer to family and they're nearly all down there.

Pittcity and Shandy both have removers today hope it is dry.

Merlotgran prepare yourself for one hell of a journey. Lots of ups and downs . Plenty of hair pulling and tears. Let downs and masses of paperwork. Unreasonable people, down right rude ones as well. If you are there when viewing is takeing place you will hear some things you wish you didn't. As people turn into monsters and think they have a right to say what they like and that you can't hear then. Do not believe a cash buyer is a cash buyer unless your solicitor can see a bank statement with the money there. And remember your house is only worth what someone will pay for it.

You say you have only dipped into the threads. I would read a couple of then completely. You will be shocked but prepared.

I wish you well on your journey. It's one I never want to go on ever again.

Saying all that I am so glad I moved to my bungalow. I moved over 100 miles . Only thing I miss from the Midlands is my family and friends. I love it here in the north west people are nicer and the health care is so much better. Here men and women get a free bus / local train pass at 60. Would have to be 66 in the Midlands and that was only for buses.

Do you have any idea where you want to move to and into what? There is a wealth of knowledge here so at least one of us can help.

It's windy here with spots of rain on and off but not too bad.
Our removers drove off with our lives ages ago. We cleaned the house had lunch and are now sitting outside the estate agent waiting for the money to make its way down the chain. So much for 21st century banking!!!
Luckily it's all within a 5 minute drive.
DD1 has bought us a boxed afternoon tea for later and early Mother's Day. Can't wait to get the kettle on.

Merlotgran, I do hope that you are coping well with all the attendant stresses and strains , especially as now a potential house move has been included.
My fingers are firmly crossed for you and the viewings. Also for finding a new home, all by yourself.
I pop in here now and again, (not that we are moving) and there is an awful lot of help and advice to be found.

Merlot - such a lot to embark on after your sad loss. I admire you for facing up to this and hope very much that you will find what you want and enjoy being near to your family.

It really does sound as though your property is right on the mark for these times - a lot of people are rethinking their lives since the lockdown and experiencing working from home. The office space and the peaceful setting will be a big draw for potential buyers. And you are selling at a good time when the lockdown is likely to ease over the summer.

One word of advice - please make sure that your estate agent checks the credentials of potential purchasers who make an offer and quiz him/her in detail as to why they regard this person as a genuine buyer. Also - you can knock the estate agent down on price - he asked 1% and I said I would use them if he agreed to 0.75%, which he did.

I do hope that this new venture goes well for you.
