I have been doing belt and braces stuff this afternoon, walked to the solicitor and ammended and updated my will and added an LPA. The will will cost £100 and the LPA £475, plus vat and I will not have to think about it again for several years. There was always that feeling of what if I had an accident or worse, I certainly don`t want the court of protection to look after my affairs. I picked the 2 most reliable of my AC, one and a spare

SueH49 I am sorry I didn't send my good wishes to your Mum, I was having a pity party on my own. I am glad she has brightened up and hope she's been given whopping pain killers, I can't imagine what it feels like, poor thing. Hope you can find some new jugsaw puzzles or something that absorbs her to take her mind off it. Big hugs. xx

Our auction is booked for October 26th. It will be an interesting experience and hopefully a successful one. Hopefully our 2 sons will be here to keep us from being talked into something we don't want by the Agents.

Thank you for thinking of my Mum Whiff. Unfortunately she is not too good. She has been discharged from hospital back to the care facility but the broken kneecap will never heel due to her bones being so thin - she has osteoporosis. She will need to wear a brace pretty much all the time so the doctor told us. This will be difficult for her to manage in the wheelchair which she is confined to.

She has at least brightened up some and is much more lucid but said she feels terrible and just wants to go to sleep and not wake up. It's horrible to see her like this.

Oh Mosaic you poor thing - these less than honest types really do mess us all up. Another time if you get an offer where the person is not so prompt with getting the necessary facts together you are perfectly entitled to say you will keep it on the market until they are more forthcoming. We did this with one offer that seemed a bit wobbly and sure enough they disappeared after a couple of weeks so no damage done. If someone is a genuine potential buyer they should be happy to prove they can afford it before you take it off the market. All the best and keep your chin up!

Mosaicwarts good to see you have kept your sense of hunour. Skinny dippy what would you dog make of that. Like Craftyone has said there is nothing wrong with it dominating your life at the moment. I think it has dominated everyone's life on this thread. People are dishonest in all aspects of life but those buying houses seem the worse. Unfortunately there is no way to be 100% sure that people's offers are genuine. Just hang in there I know it hard but it will be all worth it.

SueH49 hope all goes well with the auction. Do you know when it will be? How is your mom?

There is nothing wrong in having this dominate your life right now, the most important thing presently in your life, it is the stress of it all that I worried about and all I can think of is that you sit in a chair, focus on one object and for a few minutes block everything out of your mind. That is meditation and just a few minutes will help your well-being

So sorry to hear your news mosiacwarts. How disappointing for you. Small comfort, I know, but your turn will come and hopefully it will be a good and genuine offer soon.

We met with the new Agents on Monday and have decided rightly or wrongly to go to Auction. Only time will tell if it is the right decision but the pros are that if it sells at auction it is an unconditional and binding sale and a 10% deposit is paid on the day. Also we can benefit from competition by having interested buyers there at the same time. There is also a possibility that an offer could be tendered and accepted before the auction date.
The cons include there being a cost - separate to the agents commission - regardless of whether you sell or not and being put in a position of the agent talking you into a lesser price on the day. Another con for me is that all the neighbours are able to see our business.

Fortunately I'm not doing this by myself.

Oh mosaics, words aren`t good enough for what I am feeling for you. Those buyers sounded genuine but they weren`t, had not the money to buy and then renovate but they never let on. How dreadful, you certainly learn a lot about people. Try not to be too flat, it was not meant to be

Can you not seriously think about going to auction?

I think in many ways it is better not to stage a home and like whiff says, I preferred to see a house unstaged and even better with packed boxes. That is how my house sold, the packed boxes helped

I am shocked, have no comforting words and feel very sad. Maybe ask your EA if she can get your house into London adverts, it is very much an escape to the country property, requires renovation and could provide a b and b income for people who have had enough of the rat race.

I'm so sorry your buyer has pulled out mosaic, but hopefully you haven't spent any money yet on solicitors. I think your buyer couldn't arrange the money and didn't have cash to buy it in the first place. It's better that they have pulled out now rather than later when it would cost you for work solicitors have done, etc.
If our buyer pulls out we stand to lose money for work done by our solicitors, and also the cost of the survey on the house we're hoping to buy.
I would think your house would appeal to large families, or maybe someone converting it into flats to rent out. It looks absolutely beautiful in the pictures.

Mosaicwarts I am so sorry this has happened to you. Please look after yourself and try not to get disheartened. I know from bitter experience that is easier said than done. Don't worry about stage setting rooms. After my first buyer pulled out I showed the house as it was. The children's bedrooms were half full of packed boxes , the study was empty as was the shed and the garage only had in my freezer and few things I was taking with me. I looked on it as people could see the true size of the rooms without the clutter of furniture. I know it seems trite to say but someone will buy your house and someone who will really love it . The young couple who brought mine really loved it and were looking at is their permanent home where they could raise a family. My house went on the market March 2018 and I moved here August 2019. All the upset with buyers pulling out and worrying that no one would go through with the sale, all the tears and sleepless nights was awful at the time . But sitting here in my lovely bungalow it is all worth it. You will get what you want in the end its just going to take a bit longer than you thought.

Sazzl hope it doesn't put your buyer off but at least you still have all the paperwork. Fingers and toes crossed for you.

Oh I'm sorry to hear that mw it's a horrible feeling having to start all over again. It's good that you're seeing it as a practice run and soldiering on with decluttering and moving forward.
I hope your anniversary day won't be too painful, think of all the happy times.

Thanks Jane10, I am so disappointed, I had so hoped to be seeing in the New Year somewhere new. It would have been my 34th wedding anniversary on 3 October, my fourth without Steve, I'm feeling very miserable at the moment.
Have you seen the house? I will really miss it, scary as it is having so much responsibility for its upkeep. So glad I ordered the oil. Every room is going to look very different when the viewers come this time round!

Well, I've had the bad news.

EA has just phoned and buyer has pulled out so I'm back on the hamster wheel of viewings and definitely here for Christmas. She has had to continue to chase him to prove his funds, final conversation with him at 5.30 pm .... as she is so busy she was still at awork at 6.30 pm and his withdrawal email popped into her box. She stayed at work until 7 pm after reading it and felt she had to tell me tonight, and was very upset for us.

I'm so grateful to all of you for sharing your stories as I'm not as devastated as I would be without your warnings, I just feel quite numb. As I've been off the market for three weeks waiting for this buyer to take action, I've let my cleaning regime drop and need to step up again.

We were left on the market during the three weeks and the EA made notes of the interested parties and will be contacting them.

Unfortunately I've wrecked the 'staged set' of each room for viewings by selling certain things at the car boot sales, plus packing things I want to keep, so need to look at each room again. I am going to photograph the things I don't want to keep and hopefully sell them/give them away so when I do move. It was so stressful having the storage people here and having to say 'that's not coming', their eyes were spinning. I will get organised for next time and it will be easier. It's been a practise run of sorts. And having seen what a two bed tiny bungalow costs, I do know that my huge house is a fabulous bargain for someone who has the funds to renovate it.

Well we've hit a problem here as the buyer's search has shown up a mine shaft on our property. It showed up when we bought the house 20 years ago but it's only a small airvent. OH went to the mining and coal archives to research it all and thankfully we still have all the paperwork in with our deeds. The records were going to be corrected to show this was a filled in airvent and no risk but they hadn't bothered. This area was all mined in the 1800s so most properties had mining activity under them in the past. Just hoping it doesn't put our buyers off though but they are local people second time buyers so will know some of the area's history.
Wish things could move a bit faster one way or the other. Really need to know where I'm living for the next few months as I'm breeding my dog in the near future when she comes into season. No point waiting if/until we move as it could be 2 months or next year if anything goes wrong with the sale. Plus if we're staying here I need to buy a cheap washing machine as I can't do handwashing forever.
Mosaic look at lots of properties and if you like any have a second look. We shortlisted 3 after viewing 15. We found 2 bed bungalows very small for our needs so settled on 3 bed terraced house with lots of parking and a small garden.

Craftyone sorry got developers mixed up.

Meeting with Louise from Pickfords went well. Let my daughter do most of the talking. They have an in house joiner he will come and measure up for a replacement bar and make it out of pine. The firm that made the bed don't make that style anymore and don't have any parts that would fit. They don't make the mirror and stand anymore either. So said they would give me some money to get a new one and compensation for the broken boxes plus for what happened on delivery day. Have to wait and see if that happens. They will have the mattress professionally cleaned. Also said they will look into how the delivery was handled. She was here for over a hour.
The men who took everything out of my old house did such a good job I expected the men who delivered everything here to do the same.

Mosaicwarts glad your brakes are ok. What is ABS ? I presume it's part of the car but can't think what it stands for. Hope the rain didn't spoil your beach walk.
